10 Social Media Tips

We’ve learned so much over the last few years. Here are our top 10 social media ‘musts’!

  1. MoJo App. This is our latest find, allowing us to create amazing Instagram story templates. They are creative, cool and share-worthy! It’s a free app in the Apple Store but we highly recommend buying the Pro version for $39. This allows you to utilize the app in it’s entirety.

  2. Instagram Stories and Reels. If you’re not primarily using video in your social marketing, 2022 has to be your year. Instagram makes it incredibly easy to get really creative with video. Include original audio clips, emojis, GIFs… make it that your audience won’t skip watching it! Make sure to also geo-tag your location and any relevant person or business within your post.

  3. Follow the 10/10/10 Rule. Let’s face it. Not all Realtors love being front and center on social media. And sometimes those that are really good at posting forget to engage with other people! On days we are just busy and lacking meaningful or relevant content, we follow the 10/10/10 rule. It means liking 10 posts (focusing on clients and local small businesses), viewing and liking 10 Instagram stories, and commenting on 10 posts (again, focusing on clients and small businesses). This bare minimum will go farther in your reach and engagement than you realize!

  4. Tag Everyone. We recently shared a photo and story of wall art we hung in our own home and tagged the company in it. They shared our post and story with their followers, which numbered 75,000. Huge publicity in such an easy way!

  5. Live Videos. Facebook Live videos are an excellent way of reaching your fans in addition to a broader base. We aim for one live video per week and range the content from showcasing a new listing, sharing a home maintenance tip or highlighting a cool local experience. One thing to really focus on is authenticity (you don’t have to be perfect) and general cinematic quality. Many times we come across agent live videos and the quality is terrible. It’s shaky, it’s out of focus… it’s not enticing to watch. There are many great phone stabilizers on the market like Smoove and Osmo Mobile, that allow the end result to look more professional.

  6. Music. We happen to really like Instagram. We find that’s where most of our clients engage with us and we enjoy the simplicity of the channel. One way we aim to boost interest in our content is by adding music. Music is HUGE, especially original sound bytes, today. We incorporate music into our stories and Reels all the time. Even if you’re speaking on a video, add music in the background and adjust the volume so it’s not overpowering. What can we say, the algorithm rewards us!

  7. Connect your Facebook and Instagram accounts. Why work harder when you don’t have to? We post everything to Instagram and set it to automatically share to Facebook. This includes Instagram stories. This saves time and energy and allows you to make sure you are seen in as many places as possible. You can easily link these accounts within your Instagram account. If you are also active in channels like YouTube and Twitter (you rock!), then something like HootSuite will allow you to cross-post effortlessly.

  8. Engage with Others. Another great tip from The Modern Life Realtor says to follow 5 new people each day and make 25 comments on other people’s posts. It’s great to like posts, but adding comments is way better! The mysterious algorithm we all hear about may reward you.

  9. Facebook and Instagram Profiles. To support fellow agents around the country, we enjoy liking their pages and being their cheerleader from the sideline. BUT, many times we see that the agent’s profile is incomplete. It’s missing an office address, hours of operation, description of services, even the “about me” section is blank. Our advice is to add copy to every single category so you can be easily found and reached! In addition, don’t use the boiler plate description of your brokerage as your “about me.” Be authentic and you will resonate so much more with your followers and fans.

  10. Insights. On Instagram, we like to post during the time of day when most of our followers are on. You too can access this information within your own profile, just make sure you have a business or Creator page. Simply click the “Insights” button on your main Instagram profile page, then click “Total Followers.” From there, scroll to them bottom and review the “Most Active Times” by clicking on each day. For example, Tuesdays and Thursdays are our most “active” days so we save the best content or announcements for those days.
